Transforming a Single-Tenant Space into Three Dynamic Workplaces

This project involved the redesign and tenant segmentation of the three-story Windermere Blvd Office Building, which was originally designed for a single tenant, into three separate and functional office spaces. Starting with a code review, I developed a plan to segment the building, including the installation of a fire shutter to convert the existing stairwell into a compliant fire exit. I then designed the base building’s shared spaces, ensuring they were functional, accessible, and aligned with the needs of future tenants.

I managed the year-long project from start to finish, including developing the project schedule, overseeing schematic and design development, and reviewing construction drawings. Throughout the process, I coordinated with all consultants, ensuring seamless collaboration between disciplines. I handled the entire tender process, including issuing the RFP, conducting a tender analysis, and providing a detailed bid summary to the client. I partnered on construction administration as well as handling all aspects of the furniture (selection, ordering, and logistics).

These 3D renders, created using SketchUp and Enscape, showcase detailed views of the building, highlighting key design features such as an exposed ceiling, acoustic ceiling baffles and carpet inlay, millwork features, modern lighting and furnishings.

Schematic Design Report

This schematic design report outlines the vision for the office look and feel, key design features, and overall aesthetic direction. The report includes the material palette and finishes, furniture inspiration, and ceiling plan, highlighting the primary elements that define the space. It captures the essence of the design, setting the foundation for the next phases of development.

Furniture Proposal

This furniture presentation outlines the selected furnishings for the office spaces, where I played a key role in developing the furniture vision. Working closely with the client, I provided a comprehensive furniture budget, which was accepted and used to reach out to commercial furniture vendors for proposals. After analyzing the received proposals, I presented the summaries to the client for review. Once the vendor was selected, I facilitated all coordination and final furniture selections, ensuring the chosen pieces aligned with the project’s aesthetic and functional goals.
